What is cost segregation, and why does it matter?

Cost segregation reclassifies parts of a building, such as electrical serving equipment, site work, finishes and fixtures, into shorter recovery periods, which accelerates depreciation deductions into the early years of ownership; over the life of the building the same basis is recovered. For qualified property acquired after January 19, 2025, the reclassified 5-, 7- and 15-year property can qualify for 100% bonus depreciation, while property acquired on or before that date stays on the phase-down (20% for property placed in service in 2026).
