ClickDrag Finance is an AI-native tax platform for cost segregation. It reads a property's closing statement, construction invoices and contractor pay applications, classifies each building component into 5-, 7-, 15-, 27.5- or 39-year property, and produces the depreciation schedule a tax preparer needs, with people reviewing the result before it is released.

What is cost segregation, and why does it matter?

Cost segregation reclassifies parts of a building, such as electrical serving equipment, site work, finishes and fixtures, into shorter recovery periods, which accelerates depreciation deductions into the early years of ownership; over the life of the building the same basis is recovered. For qualified property acquired after January 19, 2025, the reclassified 5-, 7- and 15-year property can qualify for 100% bonus depreciation, while property acquired on or before that date stays on the phase-down (20% for property placed in service in 2026).

What does ClickDrag Finance do differently?

AI does the document work that makes traditional studies slow and expensive: extracting line items from pay applications and invoices, matching them to components, and classifying them against the IRS Cost Segregation Audit Techniques Guide (Publication 5653). Every classification is traceable to the document line it came from, and a person reviews the output before it goes to you or your CPA.

Who is it for?

Real estate owners and investors with rental, commercial, multifamily, self-storage, retail, industrial, medical office or short-term rental property.
CPAs and tax advisors ordering for a client, including Form 3115 catch-up cases on property already placed in service.
Opportunity Zone sponsors and funds modelling depreciation, basis and recapture alongside the 10-year hold.

What can you order?

A cost segregation report for a property whose purchase price plus construction costs total under $2.0 million: prepared from the information you provide, reviewed before release, and not signed by a CPA or an engineer. It is typically ready within 3–5 business days after we receive all required documents.
A full cost segregation study for properties up to $250 million, with a qualified human review; an engineer's signature is an optional add-on. It is typically delivered within 15–20 business days after we receive complete documents.

Neither product includes a site visit. Pricing is published on clickdragfinance.com/pricing.

How does it work?

Get a free estimate of first-year depreciation at clickdragfinance.com/qualifier.
Upload the closing statement, construction invoices or pay applications, and a land-value source.
The platform extracts every line item and classifies each component into its recovery period.
A reviewer checks the result, and you receive the depreciation schedule and supporting detail for your tax preparer.

Can AI agents use ClickDrag Finance?

Yes. ClickDrag Finance publishes a JSON API, an MCP server, an OpenAPI 3.1 spec and skill files for Claude and ChatGPT, with no API key or account needed. The tools quote first-year depreciation on a US property with and without a cost segregation study and can request a consult; they cannot order or pay for a study, and an estimate is not a completed study.

Educational information, not tax advice. Results depend on the property, its acquisition date and the owner's tax position; confirm with your CPA.
