What is cost segregation, and why does it matter?

Cost segregation reclassifies parts of a building, such as electrical serving equipment, site work, finishes and fixtures, into shorter recovery periods, which accelerates depreciation deductions into the early years of ownership; over the life of the building the same basis is recovered. For qualified property acquired after January 19, 2025, the reclassified 5-, 7- and 15-year property can qualify for 100% bonus depreciation, while property acquired on or before that date stays on the phase-down (20% for property placed in service in 2026).

A full cost segregation study for properties up to $250 million, with a qualified human review; an engineer's signature is an optional add-on. It is typically delivered within 15–20 business days after we receive complete documents.
